Abstract
Mixed-use development combines different land uses, such as residential, commercial, institutional, recreational, and service functions, within a shared neighbourhood or development area. This approach has become increasingly important in urban planning because it can reduce separation between everyday activities and improve access to essential facilities. In rapidly growing urban areas, poor land-use distribution and inadequate transportation connections can increase travel distances and dependence on private vehicles. This study examines the effect of mixed-use development on neighbourhood accessibility, with emphasis on how the integration of complementary land uses influences movement, connectivity, and access to urban services. The study assesses the spatial characteristics of selected mixed-use neighbourhoods, considering the distribution and proximity of residential areas, commercial activities, schools, healthcare facilities, recreational spaces, offices, and other community services. Factors such as land-use diversity, density, street connectivity, block size, pedestrian routes, and distance to essential facilities are examined. The research evaluates whether the arrangement of different uses enables residents to reach everyday destinations conveniently within reasonable walking and travel distances. Particular attention is given to pedestrian accessibility and the quality of walking connections within mixed-use environments. The study examines sidewalks, pedestrian crossings, street networks, accessibility barriers, and connections between buildings and public spaces. The relationship between mixed-use development and opportunities for walking and cycling is also considered. Improved integration of land uses may encourage shorter trips and increase opportunities for non-motorized movement, provided that pedestrian infrastructure is continuous, safe, and accessible. The research further investigates the influence of mixed-use development on transportation patterns and neighbourhood connectivity. The proximity of different activities can reduce the need for long-distance trips and potentially decrease reliance on private automobiles. Public transportation access, parking arrangements, traffic conditions, and street-network structure are therefore considered alongside land-use characteristics. The study also examines potential challenges, including traffic congestion, conflicts between land uses, noise, parking pressure, and inadequate infrastructure where mixed-use development is poorly planned. Social and economic factors are also considered because accessibility extends beyond physical distance. Mixed-use neighbourhoods can provide residents with greater access to employment, services, retail activities, and social opportunities. However, unequal distribution of facilities, barriers to access, poor maintenance, and limited consideration for persons with disabilities can reduce the benefits of mixed-use development. Inclusive planning and appropriate infrastructure are therefore examined as important components of accessible neighbourhood design. Effective integration of land uses, supported by pedestrian-friendly infrastructure and efficient transportation networks, can contribute to more convenient, inclusive, and sustainable urban environments.
