The layout and organization of these services can significantly influence how easily maintenance personnel can access components when intervention is required. Poorly planned service layouts may create physical barriers, increase maintenance time, and complicate repair activities. This study examines the effect of building services layout on maintenance accessibility by assessing how the spatial arrangement of building service systems influences inspection, servicing, repair, and replacement activities. It considers the location of service shafts, ducts, plant rooms, ceiling voids, access panels, equipment rooms, and distribution routes. Particular attention is given to the accessibility of frequently maintained components and the relationship between service spaces and occupied areas. The study further explores how centralized and distributed service layouts affect maintenance operations.
