Strategies for Adaptive Reuse of Abandoned Historic Buildings

Abstract

Abandoned historic buildings represent valuable cultural, architectural, and historical resources that can contribute to the identity and development of communities. However, prolonged neglect can result in structural deterioration, material decay, loss of architectural character, and eventual demolition. Adaptive reuse provides an opportunity to restore these buildings and give them new functions while retaining important historical and architectural features. This approach can support heritage conservation while responding to contemporary social, economic, and functional needs. This study examines strategies for the adaptive reuse of abandoned historic buildings, with emphasis on approaches that balance heritage conservation with modern building requirements. Adaptive reuse may involve converting historic structures into cultural centres, offices, educational facilities, hospitality spaces, community centres, or other appropriate uses. The selection of a new function should consider the building's historical significance, spatial characteristics, structural condition, location, and relationship with the surrounding community. A key aspect of adaptive reuse is the preservation of significant architectural features. Original façades, structural elements, spatial arrangements, decorative details, materials, and other character-defining features should be carefully assessed before interventions are undertaken. Conservation techniques, compatible materials, sensitive alterations, and reversible interventions can help maintain the historical identity of the building while allowing necessary modern improvements to be introduced. The integration of contemporary building services is also important in the successful reuse of historic buildings. Electrical systems, plumbing, fire protection, accessibility provisions, ventilation, lighting, and information technology may need to be incorporated without causing unnecessary damage to significant architectural elements. Energy-efficient systems and passive design strategies can further improve environmental performance while reducing operational costs and supporting the long-term sustainability of the reused building. Adaptive reuse can provide environmental, economic, and social benefits beyond heritage preservation. Reusing existing structures can reduce demolition waste, limit the demand for new construction materials, and make use of existing infrastructure. Revitalized historic buildings can also contribute to neighbourhood regeneration, cultural activities, employment, and community development. However, challenges such as funding, structural deficiencies, regulatory requirements, ownership issues, and conflicts between conservation principles and modern uses must be carefully addressed. This study aims to identify effective strategies for the adaptive reuse of abandoned historic buildings and assess how these strategies can support architectural conservation and sustainable development. The findings are expected to provide useful guidance for architects, conservation professionals, developers, planners, and policymakers involved in the regeneration of historic structures. Emphasis is placed on heritage conservation, adaptive reuse, building rehabilitation, compatible new uses, sustainable design, and preservation of architectural character.
