Abstract

However, many institutional buildings experience persistent maintenance challenges that affect building condition, user comfort, operational efficiency, and service delivery. These challenges may arise from inadequate maintenance planning, limited financial resources, poor workmanship, ageing building components, insufficient technical personnel, and delayed response to defects. Addressing these issues is essential for maintaining the usability, safety, and longevity of institutional facilities. This study assesses the major maintenance challenges encountered in contemporary institutional buildings, with particular attention to the physical, technical, managerial, and operational factors that influence maintenance performance. The assessment considers building components such as roofs, walls, floors, doors, windows, finishes, plumbing installations, electrical systems, mechanical services, and external works. It also examines how the age, design characteristics, intensity of use, and complexity of building services contribute to maintenance requirements and recurring building problems. The study aims to provide a structured assessment of the principal maintenance challenges affecting contemporary institutional buildings and to identify practical approaches for improving maintenance effectiveness. Its findings are expected to support facility managers, architects, building owners, and institutional administrators in developing more proactive and sustainable maintenance strategies. The study ultimately contributes to improved building functionality, occupant satisfaction, resource efficiency, and long-term institutional asset management.
