Abstract
Construction defects are common challenges affecting the quality, durability, safety, and functional performance of residential buildings. Common defects such as cracking, dampness, water leakage, defective finishes, settlement, roof failure, and deterioration of building components can reduce occupant satisfaction and increase maintenance costs. Assessing these defects is therefore important for improving residential construction quality and long-term building performance. This study assesses common construction defects occurring in residential buildings, with emphasis on identifying their types, locations, causes, severity, and effects on building performance. The assessment considers defects associated with foundations, walls, floors, roofs, ceilings, doors, windows, finishes, plumbing installations, and other building components. Particular attention is given to visible physical defects and recurring problems that affect structural integrity, weather resistance, functionality, appearance, and indoor environmental conditions. The study further examines the construction-related factors responsible for the occurrence of building defects. Poor workmanship, inadequate site supervision, improper material handling, insufficient curing, incorrect construction procedures, poor-quality materials, and deviations from design specifications are considered as potential causes. The influence of construction sequencing, coordination between trades, availability of skilled labour, and adherence to approved drawings and technical standards is also examined to understand how defects develop during the construction process. Environmental and site-related factors are also considered in assessing residential building defects. Soil conditions, rainfall, moisture exposure, temperature variations, drainage conditions, and inadequate site preparation can contribute to deterioration and failure of building components. The interaction between construction deficiencies and environmental conditions may intensify defects over time, particularly where appropriate protective measures and detailing are absent. Understanding these relationships can assist in distinguishing construction-related defects from problems resulting primarily from environmental exposure or building use. The study recognizes that construction defects can have significant implications for residential building owners and occupants. Minor defects may affect appearance and user satisfaction, while more serious problems can compromise safety, increase repair and maintenance costs, reduce property value, and shorten component service life. Effective quality control, regular site inspections, competent supervision, appropriate material selection, proper construction practices, and early defect identification are therefore important for minimizing defect occurrence and preventing minor problems from developing into major failures. The study aims to provide a systematic assessment of common construction defects in residential buildings and identify the major factors contributing to their occurrence. Its findings are expected to assist architects, contractors, engineers, developers, building inspectors, and homeowners in improving construction practices and quality assurance procedures. The study ultimately contributes to the development of more durable, safe, functional, and cost-effective residential buildings through improved defect prevention, detection, and management.
