Assessment of Common Causes of Defects in Residential Buildings
Abstract
Defects in residential buildings can negatively affect structural integrity, occupant comfort, safety, functionality, and the long-term value of properties. Common defects such as cracks, dampness, roof leakage, defective finishes, plumbing problems, and deterioration of building components may arise at different stages of a building's life cycle. These defects can result in increased maintenance costs, reduced building performance, and premature deterioration. Assessing their common causes is therefore important for developing effective measures to prevent or minimize defects in residential buildings. This study assesses the common causes of defects in residential buildings, focusing on defects associated with design, materials, construction practices, building use, and maintenance. It examines physical conditions such as wall and floor cracks, dampness, roof defects, peeling finishes, defective doors and windows, plumbing failures, and electrical deficiencies. The study also considers the frequency and severity of these defects and their implications for the functional performance, durability, safety, and comfort of residential buildings. Design-related deficiencies may contribute to building defects through inadequate detailing, inappropriate material specifications, poor consideration of environmental conditions, and errors in construction documentation. Material-related problems may result from the use of substandard, incompatible, improperly stored, or unsuitable materials. The study therefore examines how design decisions and material selection influence the occurrence and development of defects during and after construction. Construction practices are also important factors affecting building quality. Poor workmanship, inadequate supervision, improper installation techniques, failure to follow specifications, and insufficient quality control can introduce defects that become more apparent during building use. In addition, inadequate maintenance, inappropriate alterations, prolonged exposure to weather conditions, and intensive occupancy may accelerate the deterioration of building components. Understanding the interaction between these factors is essential for identifying the underlying causes of recurring defects. Several challenges may affect the effective identification and prevention of residential building defects, including inadequate inspection, limited technical knowledge, poor construction supervision, weak quality control, inappropriate maintenance practices, and limited awareness among building owners. Failure to address minor defects at an early stage can allow them to develop into more serious and costly problems. Regular building inspections, appropriate material selection, competent workmanship, effective supervision, and timely maintenance can help reduce the occurrence and severity of building defects. The study concludes that residential building defects commonly result from a combination of design deficiencies, material problems, construction errors, environmental exposure, user-related factors, and inadequate maintenance. A systematic approach to defect identification and prevention can improve building durability, safety, functionality, and occupant satisfaction. The findings are expected to provide useful guidance for architects, engineers, contractors, property owners, facility managers, and other construction professionals in developing strategies for reducing defects and improving the long-term performance of residential buildings.
