Assessment of Causes of Construction Delays in Building Projects

Abstract

Construction delays are a common challenge in building projects and can significantly affect project cost, quality, productivity, and stakeholder satisfaction. Delays may occur when planned activities are not completed within their scheduled time, resulting in extensions to the construction period and disruption of project objectives. In building projects, the causes of delay can arise from design, financial, managerial, technical, procurement, labour, material, and external factors, making delay assessment important for improving project delivery. This study assesses the causes of construction delays in building projects, focusing on the factors that contribute to deviations from planned project schedules. Particular attention is given to issues such as inadequate planning, design changes, late delivery of materials, financial constraints, poor communication, labour shortages, equipment problems, and ineffective site management. The study seeks to identify the major factors responsible for delays and examine their influence on construction project performance. The research also considers the role of project documentation and design coordination in preventing delays. Incomplete drawings, late design decisions, discrepancies between drawings, and frequent changes to project requirements can interrupt construction activities and require rework. Effective coordination among architects, engineers, consultants, contractors, and clients is therefore important for ensuring that accurate and timely information is available before and during construction. Financial and procurement factors are also examined as significant contributors to construction delays. Delayed payments, inadequate cash flow, fluctuations in material prices, procurement difficulties, and late delivery of construction materials can interrupt planned activities. Similarly, shortages of skilled labour, poor equipment availability, low productivity, and inadequate supervision can reduce the efficiency of construction operations and extend project completion periods. The study further considers external and site-related factors that may affect project schedules. Weather conditions, changes in regulations, unforeseen site conditions, transportation difficulties, security concerns, and disruptions in the supply chain can create circumstances that are difficult for project teams to control. Effective risk identification, contingency planning, regular progress monitoring, and timely decision-making can help reduce the effects of such factors on construction programmes. The study aims to provide a comprehensive assessment of the causes of construction delays and identify strategies for improving the timely delivery of building projects. Its findings are expected to assist architects, contractors, project managers, consultants, clients, and other construction stakeholders in recognizing potential sources of delay and developing appropriate preventive measures. Improved planning, communication, resource management, procurement, and project monitoring can contribute to better schedule performance and more efficient construction project delivery.
