Assessment of Building Massing in Urban Commercial Architecture
Abstract
Building massing is an important component of urban commercial architecture because the overall form and volume of buildings influence their visual presence, functional organization, environmental performance, and relationship with surrounding urban spaces. Commercial buildings often require the integration of retail, office, service, circulation, parking, and public functions within relatively constrained urban sites. The way these functions are translated into building mass can affect pedestrian experience, accessibility, daylight, ventilation, and the character of the surrounding streetscape. Assessing building massing is therefore important for achieving commercially functional and contextually responsive urban architecture. This study assesses building massing in urban commercial architecture by examining the form, scale, proportion, height, articulation, and spatial composition of commercial buildings. It considers massing strategies such as compact forms, stepped volumes, articulated blocks, podium-and-tower arrangements, courtyards, setbacks, and fragmented configurations. The study evaluates how these approaches respond to functional requirements, site constraints, circulation patterns, and relationships between internal spaces and external urban areas. The research further examines the influence of building massing on environmental performance. Building height, orientation, surface-to-volume ratio, façade articulation, setbacks, and building spacing can affect solar exposure, natural ventilation, daylight availability, and outdoor microclimatic conditions. The study considers how commercial building massing can respond to urban climatic conditions while supporting energy-conscious design. Particular attention is given to the relationship between building form and surrounding open spaces, pedestrian routes, shading, and airflow. In addition to environmental considerations, the study evaluates the relationship between building massing and urban character. Commercial buildings contribute significantly to the visual identity and spatial structure of urban streets and activity centres. Factors such as building frontage, scale, setbacks, façade rhythm, entrances, public forecourts, and connections to neighbouring buildings are considered. The study examines how massing can create a coherent relationship between individual commercial developments and the wider urban context while supporting active and accessible public environments. Challenges associated with commercial building massing may include restricted sites, development pressures, parking requirements, planning regulations, infrastructure limitations, and competing demands for floor area. Excessive building bulk may reduce daylight and ventilation at ground level, while excessive fragmentation may reduce functional efficiency and increase construction costs. The study therefore considers the need to balance development intensity with environmental quality, urban integration, functional performance, and visual coherence. The study aims to evaluate building massing strategies in urban commercial architecture and identify design characteristics that support functional efficiency, environmental performance, urban integration, and positive public-space relationships. Its findings are expected to assist architects, urban designers, and developers in making informed decisions about building form and spatial composition in commercial developments. The study contributes to contemporary urban architectural practice by emphasizing building massing as a key tool for shaping commercial identity, environmental responsiveness, pedestrian experience, and the broader character of urban areas.
