Abstract
Urban areas often contain abandoned and underutilized buildings resulting from economic decline, changing land-use patterns, physical deterioration, relocation of activities, or inadequate maintenance. These buildings can contribute to urban blight, reduce property values, create safety concerns, and weaken the functional quality of surrounding neighbourhoods. Adaptive reuse provides an alternative to demolition by transforming existing structures for new uses while retaining significant aspects of their physical character. As cities seek more sustainable approaches to urban development, adaptive reuse has become increasingly relevant to urban regeneration. This study examines adaptive reuse of abandoned buildings as a strategy for urban regeneration, with emphasis on how existing structures can be transformed to support new social, economic, cultural, and functional activities. It investigates the potential of abandoned buildings to accommodate uses such as housing, offices, commercial facilities, cultural centres, educational spaces, community facilities, and mixed-use developments. The study also considers how adaptive reuse can reconnect neglected buildings with their surrounding urban environments and contribute to the revitalization of deteriorating neighbourhoods. Particular attention is given to architectural strategies involved in the adaptive reuse process. These include assessment of existing building conditions, structural adaptation, spatial reconfiguration, improved accessibility, environmental upgrading, services integration, and the incorporation of contemporary facilities. Successful reuse requires a balance between retaining valuable architectural characteristics and introducing new functions that respond to current user requirements. Design interventions may also improve natural lighting, ventilation, energy performance, safety, and overall building functionality. The study further considers the social, economic, and environmental benefits of adaptive reuse. Reusing existing structures can reduce demolition waste, conserve embodied resources, limit unnecessary land consumption, and potentially reduce the environmental impacts associated with new construction. At the community level, regenerated buildings can provide employment opportunities, public facilities, cultural spaces, and improved neighbourhood services. The reuse of strategically located abandoned buildings may also encourage investment and strengthen connections between previously neglected areas and active parts of the city. Several challenges may affect the successful implementation of adaptive reuse projects. These include structural deterioration, uncertain ownership, high renovation costs, outdated building services, restrictive regulations, limited financing, and difficulties in reconciling existing structures with contemporary standards. Effective regeneration therefore requires cooperation among architects, planners, property owners, government institutions, investors, and local communities. Feasibility assessments, appropriate development policies, financial incentives, flexible regulations, and participatory planning can help overcome some of these barriers. The study concludes that adaptive reuse of abandoned buildings can provide an effective approach to urban regeneration by transforming underutilized structures into productive, functional, and socially relevant urban assets. Rather than treating abandoned buildings solely as sources of urban deterioration, their existing locations, structures, and architectural qualities can be used as foundations for regeneration. The study is expected to contribute to architectural and urban planning research by demonstrating how adaptive reuse can support sustainable development, neighbourhood revitalization, resource conservation, and the recovery of neglected urban spaces.
