Abstract
Material selection is an important factor influencing the durability, maintenance requirements, and operational costs of buildings throughout their service life. Building materials differ in their resistance to weathering, moisture, wear, corrosion, biological deterioration, and physical damage, resulting in different levels of maintenance demand. Poor material choices may require frequent repairs, replacement, cleaning, and refurbishment, increasing the overall cost of building ownership. This study therefore examines the effect of material selection on building maintenance costs. The study focuses on the relationship between material characteristics and the frequency and type of maintenance required during building operation. Materials used for walls, roofs, floors, ceilings, doors, windows, external finishes, and building services are considered in relation to their durability and maintenance performance. Attention is given to factors such as material quality, service life, resistance to environmental conditions, ease of cleaning, availability of replacement components, and repair requirements. Particular consideration is given to materials exposed to intensive use and environmental stresses. External materials may be affected by rainfall, solar radiation, humidity, temperature variations, and pollution, while internal materials can experience abrasion, staining, moisture exposure, and frequent contact with building users. The study examines how selecting materials that respond appropriately to their intended location and use can reduce deterioration and minimize recurring maintenance interventions. The research further examines the relationship between initial material costs and long-term maintenance expenditure. Materials with lower initial purchase costs may require more frequent repairs or replacement, while more durable alternatives may involve higher initial investment but lower maintenance requirements over time. The study therefore considers life-cycle cost principles in assessing material selection, emphasizing the importance of evaluating long-term financial implications rather than relying solely on initial construction costs. Maintenance accessibility and material replacement are also considered important factors. Materials that are difficult to inspect, repair, clean, or replace can increase labour requirements and prolong maintenance activities. The study examines how appropriate detailing, standardization, local availability of materials, and compatibility between building components can influence maintenance efficiency. The suitability of materials to local climatic conditions and maintenance capacity is also considered in relation to long-term cost management. The study aims to assess the influence of material selection on building maintenance costs and identify material characteristics that contribute to economical and sustainable building operation. The findings are expected to provide useful guidance for architects, quantity surveyors, engineers, contractors, facility managers, and building owners when selecting materials for new construction and refurbishment projects. By integrating durability, maintainability, life-cycle cost, environmental suitability, and material availability into design decisions, buildings can achieve reduced maintenance expenditure and improved long-term performance.
