Abstract
Accessibility is an important consideration in contemporary residential building design because homes should accommodate the diverse physical abilities and changing needs of their occupants. Residential buildings must provide safe and convenient access to entrances, living spaces, bedrooms, kitchens, bathrooms, and outdoor areas for people with different mobility requirements. Inadequate accessibility can create barriers for persons with disabilities, elderly residents, children, and individuals with temporary mobility limitations. This study assesses accessibility in contemporary residential buildings, with emphasis on the extent to which current residential environments support inclusive and independent use. The study examines key accessibility features within residential buildings, including site access, pedestrian routes, entrances, doorways, corridors, stairs, ramps, lifts, bathrooms, kitchens, bedrooms, and circulation spaces. The dimensions, locations, gradients, surface conditions, and relationships between these elements are assessed in relation to the movement and functional requirements of diverse users. Attention is also given to the accessibility of shared facilities, parking areas, gardens, balconies, and other external spaces associated with residential developments. Particular attention is given to accessible circulation and movement within residential buildings. Adequate corridor widths, appropriate door clearances, step-free routes, suitable ramps, handrails, and accessible vertical circulation can improve independence and reduce the risk of accidents. The study considers how the spatial organization of residential buildings affects the ability of users to move between different areas without assistance. The relationship between accessibility, safety, convenience, and residential functionality is also examined. The study further considers accessibility within essential residential spaces such as bathrooms, kitchens, and bedrooms. These spaces require sufficient manoeuvring areas, appropriate fixture placement, suitable door arrangements, and safe circulation routes to support independent use. Adaptable design features may also allow homes to respond to changing user needs over time. The study therefore examines the extent to which contemporary residential buildings incorporate flexible and inclusive features that support long-term usability. Other factors influencing residential accessibility include building type, site topography, construction standards, space availability, cost, awareness of universal design principles, and the level of compliance with accessibility requirements. Inadequate consideration of accessibility during early design stages may make later modifications costly or difficult. The study recognizes the importance of integrating accessibility into overall residential planning rather than treating it as an additional feature after construction. The study aims to assess accessibility in contemporary residential buildings and identify architectural characteristics that promote safe, inclusive, and independent use. The findings are expected to assist architects, housing developers, planners, building regulators, and property managers in improving residential accessibility. The study also contributes to the development of more inclusive housing environments that accommodate diverse users and support changing physical needs throughout the life cycle of residential buildings.
