Abstract
The average clause is a provision commonly applied in property insurance when the amount insured is less than the actual value of the property at the time of loss. Under such circumstances, the insurer may reduce the amount payable in proportion to the level of underinsurance. The application of the average clause is therefore an important consideration in estimating property insurance losses because it can influence the portion of assessed losses ultimately recognized as payable claims. This study will examine the effect of average clause applications on property insurance loss estimates. It will assess how the application of average clause provisions influences estimated insurance losses arising from property damage. The study will also compare loss estimates before and after the application of the clause and determine the extent to which differences between insured values and actual property values affect estimated insurer liabilities. The study will focus on average clause applications, property insurance loss estimates, underinsurance, sums insured, property values, assessed losses, claim settlements, replacement values, reinstatement values, claim liabilities, loss severity, property damage, insurance coverage, actuarial estimation, and property insurance risk. Relevant property insurance claims and valuation information will be analysed to identify patterns in average clause adjustments and their effects on estimated losses. Actuarial and statistical techniques will be applied to evaluate the financial implications of average clause applications. A quantitative research approach will be adopted for the study. Historical property insurance claims, sums insured, actual property values, assessed losses, average clause adjustments, settlement amounts, replacement costs, and claim records will be analysed. The study will be useful to actuaries, property insurance companies, underwriters, claims managers, loss adjusters, risk managers, property owners, brokers, financial managers, regulators, and researchers. It may provide useful information for improving property valuation, estimating claim liabilities, assessing underinsurance exposure, strengthening claims settlement practices, and developing appropriate actuarial assumptions. The findings may also assist insurers in evaluating the financial implications of average clause provisions when estimating property insurance losses. The study concludes that average clause applications are important considerations in property insurance loss estimation because they can alter the amount of loss recognized as payable when insured property values are inadequate. It is therefore recommended that insurers regularly review property valuations, maintain accurate sums insured, apply average clause provisions consistently, and incorporate appropriate underinsurance assumptions into actuarial and claims estimation models to improve the accuracy of property insurance loss estimates.
