The Influence of Facility Management on Building Performance
Abstract
Facility management plays an important role in maintaining the functionality, efficiency, safety, and long-term performance of buildings. Effective facility management coordinates building maintenance, utilities, cleaning, security, space management, environmental control, and other support services required for continuous building operation. Poor management practices can result in deteriorating building conditions, service failures, increased operating costs, and reduced user satisfaction. Examining the influence of facility management on building performance is therefore important for achieving sustainable and reliable building operation. This study examines the influence of facility management on building performance, focusing on the relationship between management practices and the functional, physical, environmental, and operational conditions of buildings. The study evaluates facility management activities including preventive maintenance, corrective maintenance, energy management, cleaning, security, waste management, space utilization, and building services coordination. It also considers the effectiveness of management systems in identifying and addressing building problems. The study seeks to determine how facility management practices contribute to consistent building performance. Particular attention is given to maintenance planning and the management of building services. Mechanical, electrical, plumbing, fire protection, ventilation, lighting, and other essential building systems are examined in relation to their reliability and operational efficiency. The study considers the role of scheduled inspections, preventive maintenance, timely repairs, asset monitoring, and maintenance records in reducing system failures. Effective management of these services can extend equipment life, reduce operational disruptions, and improve the overall functionality of buildings. The study further considers the influence of facility management on environmental performance and user satisfaction. Energy consumption, indoor environmental quality, cleanliness, thermal comfort, waste management, safety, accessibility, and space utilization are assessed as indicators of building performance. The effectiveness of communication between facility managers, building occupants, maintenance personnel, and service providers is also considered. These relationships are important because building performance depends not only on initial design and construction but also on the quality of ongoing management. Challenges affecting facility management may include inadequate maintenance budgets, limited technical expertise, poor record keeping, delayed response to faults, weak monitoring systems, and insufficient coordination among stakeholders. These challenges can accelerate building deterioration, increase operating expenses, and reduce the quality of user experience. Addressing them requires a proactive management approach supported by adequate resources, trained personnel, systematic maintenance planning, performance monitoring, and appropriate facility management technologies. The study concludes that effective facility management has a significant influence on building performance by supporting reliability, efficiency, safety, environmental quality, and user satisfaction. It recommends integrated facility management strategies that emphasize preventive maintenance, efficient building services management, energy monitoring, timely fault resolution, accurate asset records, and continuous performance evaluation. The findings are expected to provide useful guidance for facility managers, building owners, architects, property managers, and institutional organizations seeking to improve building performance and extend the operational life of their facilities.
