Abstract

This study examines the effect of façade design on building maintenance requirements, focusing on how different façade configurations and construction approaches influence inspection, cleaning, repair, and replacement activities. It considers elements such as façade geometry, surface articulation, cladding systems, windows, shading devices, balconies, projections, joints, and drainage details. The study explores how these design characteristics affect the ease with which façade components can be accessed and maintained over time. Conversely, façade designs that anticipate environmental exposure and routine maintenance can reduce long-term intervention requirements and support more efficient facility management. These considerations highlight the importance of incorporating maintainability into façade design decisions from the early stages of architectural development. The study aims to establish how façade design characteristics influence building maintenance requirements and to identify design strategies that can improve façade durability, accessibility, and lifecycle performance. Its findings are expected to assist architects, engineers, developers, and facility managers in making informed decisions concerning façade geometry, material selection, detailing, and maintenance access. Integrating maintainability into façade design can contribute to reduced maintenance burdens, improved building appearance, extended component life, and more sustainable long-term building performance.
