Abstract

When such defects are not identified and corrected early, they may contribute to deterioration, repeated repairs, replacement of components, and increased expenditure during the operational life of buildings. The study will assess common construction defects observed in selected buildings, including cracks, dampness, water leakage, defective finishes, poor workmanship, faulty installations, surface deterioration, and other visible construction-related deficiencies. Maintenance costs will be examined in relation to repair frequency, replacement requirements, corrective maintenance activities, material costs, labour costs, and expenditure associated with recurring defects. Attention will also be given to the condition, age, construction quality, and maintenance history of the selected buildings.
