Abstract
The adoption of green building practices has become increasingly important in addressing environmental challenges, rising energy consumption, resource depletion, and the need for sustainable development in Nigeria. Green buildings incorporate strategies that promote energy efficiency, water conservation, sustainable material use, waste reduction, and improved indoor environmental quality. Despite the potential environmental, economic, and social benefits of these practices, their adoption within Nigeria's construction industry remains limited. Understanding the factors responsible for this limited adoption is essential for improving sustainable building development. This study examines the barriers to the adoption of green building practices in Nigeria. The barriers may include high initial construction costs, limited awareness, inadequate technical knowledge, insufficient access to sustainable materials and technologies, and concerns about the financial returns of green building investments. These factors can influence the decisions of developers, building owners, architects, contractors, and other stakeholders when considering sustainable building solutions. The perception that green buildings are more expensive to design and construct may also discourage their adoption. Financial constraints represent another important challenge to the implementation of green building practices. Many developers may prioritize short-term construction costs rather than long-term savings associated with reduced energy and water consumption. Limited access to financing mechanisms, incentives, and investment opportunities for sustainable projects can further affect the willingness of stakeholders to adopt green technologies. Market and awareness-related factors also contribute to the challenges associated with green building adoption. Some building owners and potential occupants may have limited knowledge of the long-term environmental and economic benefits of sustainable buildings. The availability and cost of certified sustainable materials and technologies may also influence project decisions. Furthermore, limited demand for green buildings can reduce the motivation of developers to invest in sustainable features, particularly where market benefits are not clearly recognized. This study assesses the major barriers affecting the adoption of green building practices in Nigeria and examines how these challenges influence sustainable building development. It focuses on financial, technical, institutional, regulatory, market, and awareness-related barriers. The study is expected to provide useful information for architects, engineers, developers, policymakers, contractors, and other stakeholders involved in the Nigerian construction industry. The findings may support the development of appropriate strategies, incentives, policies, and awareness programmes aimed at increasing the adoption of green building practices and promoting more sustainable development in Nigeria.
