Assessment of Residential Building Design for Home-Based Businesses

Abstract

Home-based businesses have become an important component of contemporary residential environments, allowing residents to conduct commercial, professional, and service-related activities from their homes. The increasing integration of work and domestic life creates new demands on residential building design, particularly regarding space allocation, accessibility, privacy, security, and separation between business and household activities. Conventional residential layouts may not adequately accommodate these requirements. Assessing residential building design for home-based businesses is therefore important for developing housing environments that support both domestic living and small-scale economic activities. This study assesses residential building design for home-based businesses, focusing on the spatial, functional, and environmental characteristics that support commercial activities within residential settings. It considers the provision of dedicated workspaces, home offices, consultation areas, small retail spaces, workshops, studios, and other business-related facilities. Attention is given to the relationship between business spaces, private household areas, entrances, circulation routes, parking, and external spaces. The study examines architectural factors such as spatial flexibility, separate entrances, accessibility, visibility, storage, circulation, and the potential for functional separation. Residential layouts that provide adaptable rooms or clearly defined business areas may allow occupants to operate businesses without significantly disrupting domestic activities. Separate or strategically positioned entrances can also help manage visitors and customers while maintaining privacy within the household. Environmental conditions are further considered through natural lighting, ventilation, thermal comfort, acoustics, electrical infrastructure, and workspace ergonomics. Home-based businesses may require different environmental conditions from conventional residential activities depending on their type and intensity. Adequate daylight, ventilation, power supply, acoustic separation, and appropriate workspace dimensions can improve productivity and user comfort while reducing conflicts between business and domestic activities. The assessment also considers challenges associated with integrating commercial activities into residential buildings. Increased visitor movement, customer access, delivery activities, noise, parking demand, security concerns, and waste generation may affect neighbouring households and the residential character of the property. Effective design should therefore balance business accessibility with residential privacy, safety, neighbourhood compatibility, and appropriate separation between public and private functions. The study aims to identify architectural design characteristics that enable residential buildings to accommodate home-based businesses effectively. The findings are expected to contribute to housing design approaches that provide flexibility for changing patterns of work and small-scale entrepreneurship while maintaining residential comfort and privacy. The research may assist architects, housing developers, urban planners, and homeowners in developing residential environments that support productive home-based businesses without compromising domestic functionality or neighbourhood quality.
