Assessment of Locally Produced Building Materials in Low-Cost Housing
Abstract
The provision of affordable and adequate housing remains an important challenge in many developing communities, where high construction costs can limit access to decent residential accommodation. Building materials account for a significant proportion of construction expenditure, making material selection an important consideration in low-cost housing development. Locally produced building materials may provide opportunities to reduce transportation costs, support local industries, utilize available resources, and lower overall construction expenses. Assessing their suitability and performance is therefore essential for promoting affordable housing without compromising building quality. This study assesses locally produced building materials used in low-cost housing, focusing on their availability, production characteristics, applications, technical performance, and economic implications. Materials such as laterite blocks, compressed earth blocks, sandcrete blocks, locally produced tiles, timber, clay products, roofing materials, and other regionally manufactured products are considered. The assessment examines their use in foundations, walls, floors, roofs, finishes, and other building components, with attention to their compatibility with common low-cost construction methods. The study further evaluates the physical and technical performance of locally produced materials. Factors such as compressive strength, durability, thermal performance, moisture resistance, fire behaviour, dimensional stability, maintenance requirements, and service life are considered in determining their suitability for housing construction. The consistency of locally produced materials is also examined because variations in production methods, raw materials, workmanship, and quality control may influence building performance. Appropriate testing and standardization are therefore considered important for ensuring reliable material quality. In addition, the assessment considers the economic and environmental benefits associated with locally produced building materials. Material costs, transportation distances, labour requirements, availability, production capacity, maintenance expenses, and replacement requirements are examined in relation to housing affordability. Local production can also contribute to employment generation, skills development, small-scale enterprise growth, and reduced dependence on imported construction products. The environmental implications of material production, including resource consumption, energy use, and waste generation, are also considered. Despite their potential contribution to affordable housing, locally produced materials may face challenges related to inconsistent quality, limited production capacity, inadequate testing facilities, lack of standardization, limited technical expertise, and negative perceptions among developers and prospective homeowners. Supply interruptions and limited access to appropriate production equipment may also affect their reliability. Addressing these challenges requires improved production techniques, quality assurance systems, technical training, appropriate standards, and stronger collaboration between local producers, construction professionals, government agencies, and housing developers. The study aims to assess the suitability of locally produced building materials for low-cost housing and determine their potential contribution to affordable, durable, and sustainable residential development. Its findings are expected to assist architects, engineers, contractors, housing developers, policymakers, and local manufacturers in making informed material-selection decisions. The study ultimately contributes to reducing construction costs, strengthening local material industries, improving housing accessibility, and promoting contextually appropriate building solutions.
