Assessment of Dead Spaces in Contemporary Building Floor Plans
Abstract
Dead spaces are areas within building floor plans that have limited functional use or are difficult to access, furnish, or adapt to meaningful activities. They may occur as residual spaces around circulation routes, irregular corners, poorly positioned structural elements, oversized transition areas, or spaces created by inefficient room arrangements. In contemporary buildings, the accumulation of dead spaces can reduce usable floor area and affect the overall efficiency of spatial planning. Assessing these spaces is therefore important for improving building functionality and space utilization. This study assesses the occurrence and characteristics of dead spaces in contemporary building floor plans. It examines factors such as irregular plan geometry, room configuration, corridor arrangements, structural elements, service locations, and spatial intersections that contribute to the formation of underutilized areas. The study considers the size, location, accessibility, shape, and potential uses of identified dead spaces. These characteristics are evaluated to determine their influence on the effective utilization of available floor area. The research further investigates the relationship between dead spaces and spatial organization. Poor adjacency between rooms, inefficient circulation patterns, excessive setbacks within floor plans, and poorly positioned entrances or service cores may create residual areas that are difficult to use. The study examines how alternative planning strategies, improved room relationships, appropriate circulation widths, and better coordination of structural and service elements can reduce unnecessary residual spaces. Attention is also given to opportunities for converting existing dead spaces into functional areas. In addition to space utilization, the study considers the influence of dead spaces on circulation, accessibility, comfort, and user experience. Some residual areas may create visual barriers, interrupt movement, or contribute to confusing spatial sequences, while others may be adapted for storage, seating, display, service functions, or informal activities. The assessment therefore distinguishes between spaces that are genuinely unusable and those that can be transformed through appropriate architectural interventions. Challenges associated with reducing dead spaces may include irregular site conditions, structural requirements, building regulations, service coordination, and the need to accommodate diverse functional requirements. Attempts to eliminate all residual spaces may also result in overly rigid layouts or inefficient circulation. The study therefore emphasizes the need to balance space efficiency with flexibility, accessibility, comfort, and functional requirements when developing contemporary floor plans. The study aims to evaluate the extent and implications of dead spaces in contemporary building floor plans and identify planning strategies for minimizing or effectively utilizing them. Its findings are expected to assist architects and building professionals in improving floor-plan efficiency through better spatial relationships, circulation planning, structural coordination, and adaptive use of residual areas. The study contributes to contemporary architectural design by emphasizing efficient use of floor area and the importance of recognizing seemingly insignificant spaces as opportunities for improved building functionality.
