Abstract

When dampness is not identified and addressed promptly, it can contribute to deterioration of building materials, unpleasant indoor conditions, mould growth, and increased maintenance requirements. This study assesses dampness problems in residential buildings, focusing on the common forms, causes, locations, and effects of moisture-related defects. Particular attention is given to dampness observed in walls, floors, ceilings, roofs, bathrooms, kitchens, and other areas exposed to moisture. The study seeks to identify the building characteristics and environmental conditions that contribute to dampness and examine their relationship with the overall condition of residential properties. The research also examines the role of construction quality and building detailing in the development of dampness. Defective waterproofing, inadequate damp-proof courses, poor roof construction, damaged plumbing installations, cracks, poorly sealed openings, and inappropriate material selection can create pathways for moisture infiltration. Appropriate remedial measures may include improving drainage, repairing leaks, restoring waterproofing, improving ventilation, replacing damaged materials, and addressing defective construction elements. Preventive maintenance and early detection are also important in limiting the progression of moisture-related damage. The study aims to provide a comprehensive assessment of dampness problems in residential buildings and identify strategies for reducing their occurrence and impact. Its findings are expected to assist architects, building professionals, property owners, facility managers, and occupants in recognizing moisture-related defects and implementing appropriate preventive and corrective measures. Improved design, construction quality, inspection, ventilation, drainage, and maintenance practices can contribute to healthier, more durable, and more comfortable residential environments.
