Assessment of Construction Material Storage Practices on Building Quality
Abstract
Construction material storage is an important aspect of building project management because the condition of materials before installation can directly influence the quality, durability, and performance of completed building components. Poor storage practices can expose materials to moisture, excessive heat, contamination, physical damage, theft, and premature deterioration. Such conditions may result in material wastage, construction defects, increased project costs, and reduced building quality. Proper assessment of material storage practices is therefore essential for ensuring that construction materials retain their intended properties from delivery to installation. This study assesses construction material storage practices and their influence on building quality, focusing on how materials are received, handled, stored, protected, and issued for construction activities. The assessment considers commonly used materials such as cement, aggregates, blocks, bricks, timber, reinforcement steel, roofing materials, tiles, paints, plumbing components, electrical materials, and finishing products. Attention is given to storage locations, stacking methods, protection measures, environmental conditions, inventory control, and the duration materials remain in storage before use. The study further examines the relationship between storage conditions and material performance. Cement exposed to moisture may lose its effectiveness, timber may experience warping or biological deterioration, metals may develop corrosion, and finishing materials may become damaged or contaminated when inadequately protected. Poor stacking and handling can also cause cracking, breakage, deformation, or other forms of physical damage. These conditions can affect the properties and appearance of materials and subsequently influence the quality of completed building elements. In addition, the assessment considers the management practices that support effective construction material storage. Factors such as site organization, material classification, inventory records, stock rotation, inspection procedures, security provisions, weather protection, and accessibility are examined. Proper coordination between procurement and construction activities is also considered important because excessive storage periods can increase the risk of deterioration, while inadequate material availability may encourage improper handling or the use of unsuitable substitutes. The study recognizes that poor storage practices can contribute indirectly to construction defects and project inefficiencies. Damaged or deteriorated materials may require replacement, increasing waste, labour requirements, project duration, and overall construction costs. Conversely, systematic storage procedures can minimize material losses, improve site productivity, preserve material quality, and support compliance with project specifications. Effective storage is therefore considered an important component of construction quality management rather than simply a logistical activity. The study aims to assess existing construction material storage practices and determine their implications for building quality. Its findings are expected to assist contractors, site managers, quantity surveyors, architects, engineers, and other construction professionals in improving material handling and storage procedures. The study ultimately contributes to better material preservation, reduced construction waste, improved workmanship, lower project costs, and enhanced quality and durability of completed buildings.
