Abstract
Educational institutions depend on well-maintained buildings to provide safe, functional, and supportive environments for teaching, learning, administration, and student activities. However, inadequate maintenance practices can lead to deterioration of building components, disruption of academic activities, poor indoor environmental conditions, and increased repair costs. Common challenges may include insufficient maintenance funding, delayed repairs, weak inspection procedures, inadequate technical personnel, and limited maintenance planning. Assessing existing maintenance practices is therefore essential for improving the performance and longevity of educational facilities. This study assesses building maintenance practices in educational institutions, focusing on the approaches used to preserve the physical condition and functional performance of school and higher-education buildings. The assessment considers maintenance activities involving roofs, walls, floors, ceilings, doors, windows, sanitary facilities, electrical installations, plumbing systems, mechanical services, and external spaces. Attention is also given to the frequency and effectiveness of routine inspections, servicing, repairs, replacements, and other maintenance interventions. The study further examines the application of preventive and corrective maintenance strategies within educational institutions. Preventive maintenance activities such as scheduled inspections, cleaning, servicing, component testing, and early defect identification are considered alongside reactive responses to building failures. The effectiveness of maintenance schedules, reporting systems, maintenance records, work-order procedures, and prioritization methods is also evaluated to determine how institutions manage routine and unexpected maintenance requirements. In addition, the assessment considers the influence of institutional management and resource availability on maintenance performance. Factors such as maintenance budgets, availability of spare parts and materials, technical expertise, contractor involvement, administrative support, and staff coordination can significantly affect the implementation of maintenance programmes. The study also considers the role of building users, including students, teachers, administrative staff, and facility personnel, in reporting defects, protecting building components, and supporting proper use of facilities. Poor maintenance practices can result in recurring building defects, deterioration of finishes, malfunctioning services, uncomfortable learning environments, and increased long-term expenditure. In educational institutions, these conditions may also interfere with teaching activities and reduce the overall quality of the educational environment. Strengthening inspection procedures, improving maintenance planning, allocating adequate resources, and adopting systematic documentation can support more effective maintenance management and reduce the accumulation of unresolved defects. The study aims to evaluate existing building maintenance practices in educational institutions and identify major areas requiring improvement. Its findings are expected to assist educational administrators, facility managers, architects, engineers, and other stakeholders in developing more systematic and sustainable maintenance programmes. The study ultimately contributes to improved building functionality, occupant safety, learning-environment quality, resource efficiency, and extended service life of educational facilities.
