Abstract
Historic buildings represent important physical records of cultural heritage, architectural development, social history, and collective memory. However, many historic structures face deterioration, abandonment, inappropriate alterations, and demolition as a result of changing urban conditions and development pressures. Conventional preservation approaches that focus primarily on maintaining buildings in their original state may not always provide sustainable solutions for structures that have lost their original functions. Adaptive reuse has therefore emerged as an important conservation strategy that allows historic buildings to accommodate new uses while retaining their cultural and architectural significance. This study examines adaptive reuse of historic buildings as a strategy for achieving sustainable heritage conservation. It focuses on how existing historic structures can be carefully modified to accommodate contemporary residential, commercial, institutional, cultural, or public functions without compromising their important heritage characteristics. The study considers the relationship between the original architectural character of historic buildings and the functional requirements of their new uses, with particular attention to the principles that guide appropriate adaptation. The study further explores the conservation of significant architectural elements during adaptive reuse projects. Building façades, structural systems, spatial configurations, materials, decorative features, circulation patterns, and historically significant details may require careful assessment before intervention. New additions and building services, including electrical systems, plumbing, fire protection, accessibility features, and environmental technologies, should be integrated in ways that minimize damage to significant historic fabric. This approach can allow historic buildings to remain functional while maintaining their architectural authenticity. Adaptive reuse can also contribute to broader environmental, economic, and social objectives. Reusing existing structures reduces the need for demolition and new construction and can conserve embodied energy and construction materials. Revitalized historic buildings may also stimulate economic activities, support cultural tourism, improve surrounding urban environments, and strengthen connections between communities and their architectural heritage. These benefits demonstrate that conservation can extend beyond physical preservation to include the continued productive use of historic resources. Despite its potential, adaptive reuse presents several challenges, including structural deterioration, building code requirements, accessibility standards, fire safety regulations, financial limitations, ownership issues, and conflicts between conservation requirements and contemporary functional demands. Poorly planned interventions may result in the loss of significant historic features or reduce the cultural value of the building. Effective adaptive reuse therefore requires detailed documentation, condition assessment, conservation planning, technical expertise, stakeholder participation, and careful integration of new functions. The study aims to assess adaptive reuse as a conservation strategy and identify principles that can guide the successful transformation of historic buildings for contemporary use. The findings are expected to support architects, conservation professionals, urban planners, developers, policymakers, and heritage organizations in making informed decisions about the continued use of historic structures. By combining heritage protection with functional adaptation, adaptive reuse can provide a practical approach to maintaining historic buildings while supporting sustainable urban development and cultural continuity.
