Relationship Between Foundation Type and Construction Cost of Small Buildings

Abstract

The study examines the relationship between foundation type and construction cost of small buildings, with emphasis on how the selection of foundation systems influences the cost of materials, labour, equipment, and construction activities. Foundation construction represents an important component of building development because its type and design are influenced by factors such as soil conditions, building loads, site characteristics, structural requirements, and construction practices. The selection of an appropriate foundation type may therefore have significant implications for the overall cost of small building projects. The study will assess commonly used foundation types for small buildings and examine their associated construction costs. Attention will be given to foundation systems such as strip foundations, pad foundations, raft foundations, and other applicable foundation types. Cost assessment will consider excavation, concrete, reinforcement, formwork, masonry, labour, equipment, transportation, and other relevant construction inputs. The study will also examine how site conditions, building size, foundation dimensions, material quantities, and construction requirements influence differences in foundation cost. A descriptive comparative research design will be adopted for the study. An appropriate sample of selected small building projects using different foundation types will be assessed using a suitable sampling technique. Data will be collected through site observations, measurement of foundation elements, bills of quantities, cost estimates, project records, material price information, and interviews with contractors, quantity surveyors, builders, and other relevant professionals. The collected data will be analyzed using descriptive statistics such as frequency, percentage, mean, and standard deviation, while appropriate comparative and correlation techniques will be applied to examine the relationship between foundation type and construction cost. The study is expected to reveal differences in construction costs among the foundation types considered. Foundation systems requiring greater quantities of concrete, reinforcement, excavation, formwork, or labour may result in higher construction costs, while simpler systems may require fewer resources where site and structural conditions permit. However, the cost implications of each foundation type are expected to vary according to soil characteristics, building size, foundation dimensions, material prices, labour rates, site accessibility, structural requirements, and prevailing construction practices. The findings will be useful to architects, quantity surveyors, structural engineers, builders, contractors, developers, and other professionals involved in the planning and construction of small buildings. The study may provide useful information for preliminary cost assessment and foundation selection by highlighting the cost implications of different foundation systems. It may also support better coordination between design decisions and cost planning while helping project stakeholders make informed decisions that consider both structural suitability and construction expenditure. The study will conclude by establishing the relationship between foundation type and construction cost in small building projects and emphasizing the importance of selecting foundation systems based on both structural requirements and economic considerations. It is recommended that soil conditions, building loads, material requirements, labour needs, site conditions, and current construction prices be carefully assessed before selecting a foundation type. Further studies should examine foundation cost variations across different soil conditions, building sizes, locations, and construction methods.
