Assessment of Prefabricated Housing Acceptance

Abstract

The increasing demand for affordable and rapidly deliverable housing has encouraged the adoption of prefabricated construction as an alternative to conventional building methods. Prefabricated housing involves the production of building components or complete modules in controlled manufacturing environments before their transportation and assembly at the construction site. Despite its potential to reduce construction time, material waste, and labour requirements, public acceptance remains an important factor influencing its widespread adoption. Perceptions of affordability, quality, durability, appearance, comfort, and social status can significantly affect how potential occupants respond to prefabricated housing. This study assesses the acceptance of prefabricated housing among potential users and examines the factors that influence their perceptions and willingness to adopt such housing. The study considers residents' understanding of prefabricated construction, previous exposure to prefabricated buildings, perceived advantages, and concerns regarding construction quality and long-term performance. Factors such as affordability, spatial flexibility, aesthetics, thermal comfort, privacy, safety, maintenance requirements, and location are also considered in understanding user acceptance. The study further examines the relationship between perceived housing quality and acceptance of prefabricated residential buildings. Although prefabrication can support standardized production and improved quality control, users may associate factory-produced housing with temporary, low-quality, or inflexible accommodation. Architectural appearance and the ability to personalize internal and external spaces may therefore influence acceptance. Providing flexible layouts, attractive façades, appropriate materials, and culturally responsive designs can improve the compatibility of prefabricated housing with users' expectations and lifestyles. Economic and environmental considerations are also important components of prefabricated housing acceptance. Potential occupants may value shorter construction periods, reduced maintenance requirements, energy efficiency, and lower housing costs. The controlled manufacturing process can also reduce material waste and improve resource efficiency. However, transportation costs, land requirements, financing conditions, and the availability of local manufacturing facilities may influence the final cost and accessibility of prefabricated housing, particularly in rapidly developing urban areas. Despite the potential benefits, acceptance may be constrained by limited public awareness, cultural preferences for conventional construction, concerns about durability, negative perceptions of prefabricated buildings, and insufficient information about their long-term performance. These issues highlight the importance of educating prospective occupants and demonstrating successful examples of high-quality prefabricated housing. Greater collaboration among architects, manufacturers, developers, policymakers, housing authorities, and communities can help ensure that prefabricated housing responds effectively to users' expectations and local housing needs. The study concludes that the acceptance of prefabricated housing depends on a combination of economic, technical, environmental, social, and architectural factors. Understanding users' perceptions is essential for developing prefabricated housing that is not only efficient to construct but also desirable, comfortable, culturally appropriate, and suitable for long-term occupation. The findings are expected to provide useful information for architects, housing developers, policymakers, manufacturers, and researchers seeking to improve the adoption and social acceptance of prefabricated housing as an alternative approach to residential development.
