Effect of Property Insurance Average Clauses on Claim Payments

Abstract

Property insurance average clauses are provisions used to determine the amount payable on an insurance claim when the property insured is underinsured in relation to its actual or replacement value. These clauses are important in property insurance because they can affect the proportion of a covered loss that an insurer is required to pay. The application of average clauses therefore has implications for claim settlement amounts, policyholder compensation, and the financial exposure of insurers. This study will examine the effect of property insurance average clauses on claim payments. It will assess how the application of average clauses influences the amount paid to policyholders following insured property losses. The study will also examine differences in claim payments under varying levels of insurance coverage and determine how the relationship between the sum insured and the actual property value affects the final settlement amount. The study will focus on average clauses, property insurance, claim payments, underinsurance, sum insured, property values, replacement costs, claim settlements, loss amounts, coverage adequacy, property damage, and insurer liabilities. Relevant property insurance claims data will be examined to identify patterns in the application of average clauses and their influence on claim payment outcomes. Actuarial and statistical techniques will be applied to assess the relationship between coverage levels and claim settlements. A quantitative research approach will be adopted for the study. Historical property insurance data relating to sum insured, property values, loss amounts, claim amounts, and claim payments will be analysed. Descriptive statistics, ratio analysis, correlation analysis, regression analysis, comparative analysis, and sensitivity analysis will be used to evaluate variations in claim payments under different levels of underinsurance and average clause applications. The study is expected to reveal that the application of average clauses may significantly influence property insurance claim payments. Where the sum insured is lower than the actual value of the insured property, the average clause may result in a reduced claim payment relative to the total loss incurred. The magnitude of the reduction may depend on the degree of underinsurance, property value, loss severity, policy terms, and the method used to determine the insured value. The study will be useful to actuaries, insurance companies, underwriters, claims managers, property owners, risk managers, insurance brokers, regulators, and researchers. It may provide useful information for improving property valuation, determining adequate sums insured, assessing claim liabilities, and strengthening claims management practices. The findings may also assist policyholders in understanding how underinsurance and average clauses can affect the amount recoverable after a property loss. The study concludes that property insurance average clauses are important factors in determining claim payment outcomes, particularly where the insured value does not adequately represent the actual value of the property. It is therefore recommended that insurers and policyholders regularly review property valuations, replacement costs, and sums insured to promote adequate coverage and reduce disputes arising from claim settlement calculations.
